Getting Started

From account creation to your first PDF report, follow this step-by-step guide to master the platform in minutes.

Create your account

Registration is free and takes less than 30 seconds. An account lets you:

  • Save all your simulations in your personal dashboard
  • Compare multiple scenarios side by side
  • Export professional PDF reports
  • Access your analyses from any device

You can use the simulators without an account, but your data will not be saved. We recommend creating an account from the start.

Navigate the platform

The platform is organized around three main areas:

  • The Dashboard: your personal space with saved simulations, favorites, and recent exports.
  • The Simulators: over 15 specialized tools accessible from the "Simulators" hub in the main menu.
  • The Calculators: quick tools for one-off calculations (notary fees, borrowing capacity, monthly payments...).

Use the navigation bar at the top to quickly switch between tools. On mobile, open the hamburger menu to access all sections.

Your first simulation

Let's walk through the Rental Yield Simulator, the most comprehensive tool. The form is completed in 4 guided steps:

The property

Purchase price, notary fees, renovation costs, surface area.

Financing

Down payment, loan duration, interest rate, loan insurance.

Rental income

Monthly rent, tenant charges, estimated vacancy rate, co-ownership charges.

Taxation

Tax regime (micro-foncier, real expenses, LMNP micro-BIC, LMNP real), marginal tax bracket (TMI).

Each field has an explanatory tooltip. Hover over the (i) icon to understand exactly what is expected.

Understanding results

Once the form is completed, the results page displays several key metrics:

Gross yieldAnnual rent / total purchase price. First filter to evaluate a property.
Net yieldIncludes charges, property tax, and management fees.
Net-net yieldAfter income tax and social contributions. The true performance indicator.
Monthly cash flowWhat remains (or costs) each month after all expenses.
IRR (Internal Rate of Return)Overall performance including capital gains at resale.

The page also displays a 20-year projection chart showing the evolution of your equity, repaid capital, and cumulative cash flow, as well as a detailed loan amortization table.

Positive cash flow means the property is self-financing. Negative cash flow is not necessarily a deal-breaker: it can be offset by long-term capital gains or tax advantages.

Compare tax regimes

One of the platform's key strengths is instant tax regime comparison. After getting your results:

  • Click "Compare regimes" in the results section.
  • A comparison table appears with all 4 regimes (micro-foncier, real expenses, LMNP micro-BIC, LMNP real).
  • For each regime: annual taxation, net cash flow, net-net yield.
  • The most advantageous regime is highlighted automatically.

The optimal regime depends on your situation: expense amount, tax bracket, rental type (unfurnished or furnished). The comparison helps you make an informed choice.

Export a PDF report

Each simulation can be exported as a professional PDF report. The document includes:

  • A summary of input assumptions (property, financing, taxation).
  • All calculated profitability metrics.
  • The complete loan amortization table.
  • 20-year projections with charts.
  • Tax regime comparison.

To export, click the "Export to PDF" button at the top of the results page. The file downloads instantly.

The PDF report is ideal for presenting your project to a bank advisor, accountant, or investment partner.

Save and manage your simulations

From your dashboard, you can organize all your simulations:

  • Browse the history of all your analyses.
  • Rename simulations for easy identification.
  • Compare multiple simulations side by side.
  • Delete obsolete simulations.
  • Re-run a simulation to modify assumptions.

Give descriptive names to your simulations (e.g., "Studio Lyon 6th - 120k") so you can find them easily.
