Renewed and strengthened in 2026 with a new 4-bracket income system, this scheme allows you to borrow without paying interest, significantly reducing the total cost of your real estate project.

PTZ is intended for people who have not owned their main residence for the past two years. Household income must not exceed certain limits, which vary according to geographical zone and household size.

How is the amount calculated?

The PTZ amount depends on three main criteria: the operation cost (capped according to your zone and household size), the applicable quota (40% or 50% depending on zone and property type), and your personal situation (income, first-time buyer status). What new property types are eligible in 2026?
Since 2026, PTZ distinguishes 5 property types: new apartments (collective), new detached houses (reduced quota since April 2025), old properties with works (zones B2/C only), social housing sales (HLM), and the new BRS (Bail Réel Solidaire) scheme.
What is the maximum PTZ amount?
The PTZ amount depends on your geographical zone, household size, and property type. It can represent up to 50% of the operation cost in zones A bis, A, and B1 for new properties (40% in zones B2 and C), within the applicable price limits.
How does the 4-bracket income system work?
The new 2026 system uses the family quotient (N-2 income divided by the number of fiscal shares). 4 brackets are defined: very low income (bracket 1), low income (bracket 2), middle income (bracket 3) and higher income (bracket 4, up to -13% of the ceiling). Each bracket has specific PTZ quotas.
Can PTZ finance 100% of my property purchase?
No, PTZ is a complementary loan that must be combined with a standard mortgage (main loan). It cannot finance your entire project, but it significantly reduces the amount of interest you will pay.
How do I know my PTZ zone?
The French territory is divided into 5 zones (A bis, A, B1, B2, C) according to housing market tension. You can check your zone by consulting the official simulator on service-public.fr or by searching for your municipality in the official Ministry of Housing list.
Can I get PTZ for an old property?
Yes, but only in zones B2 and C, and on condition of carrying out renovation works representing at least 25% of the total operation cost. These works must enable the property to achieve minimum energy performance (DPE A, B, C, D, or E). The DPE is mandatory since 2026.
What is the PTZ repayment period?
The PTZ duration generally varies between 20 and 25 years depending on your income and household composition. A deferral period (period during which you repay nothing) of 5 to 15 years is possible depending on your financial situation.
Which year's income is considered?
The income considered is from year N-2. For a purchase in 2026, it's the tax reference income shown on your 2025 tax notice (2024 income) that will be considered to calculate your family quotient.
What is the HCSF debt ratio?
The French High Council for Financial Stability (HCSF) sets a maximum debt ratio of 35% of your net income. Our calculator automatically checks this criterion by including your existing debts and new monthly payments (PTZ + main loan) to ensure you meet bank lending requirements.
