How does our estimate work?
Localised market price
We start from the price per m² observed in your municipality (and, where possible, your neighbourhood) to anchor the estimate on real data rather than a national average.
Property adjustments
Floor area, type (house/apartment), condition, floor level and lift refine the price per m² used. The richer the local data, the higher the confidence level.
EPC impact
The energy label is compared to the local median class to estimate a discount or premium, sourced from Notaires de France schedules and market observatories.
Transparency and caution
The result always shows its source, vintage and confidence level. It is an indicative estimate, never a binding valuation opinion.
