Why we built Mon Simulateur Immobilier

Real estate investment is one of the most powerful wealth-building tools in France. Yet too many investors make decisions without reliable tools to analyze the true profitability of their projects.

We created Mon Simulateur Immobilier to democratize access to professional simulation tools that were previously reserved for experts. Our ambition: to enable every investor - beginner or experienced - to make informed decisions based on accurate calculations and up-to-date tax rules.

French Tax Code (CGI)

Income tax brackets (TMI), social contributions (17.2%), tax regimes (micro-foncier, real, micro-BIC, LMNP real).

INSEE mortality tables

Used for life annuity calculations: life expectancy, DUH coefficients (Right of Use and Habitation), actuarial tables.

ADEME data

Database of 14 million+ energy performance diagnostics (DPE) for our energy verification and simulation tools.

Official indices (IRL, CPI)

Rent Reference Index published by INSEE for rent revision calculations and multi-year projections.

Notary fee schedules
