What documents are needed for a real estate loan application?

A complete mortgage application typically requires: ID, proof of address, last 3 payslips, 2 tax returns, 3 months bank statements, employment contract, purchase agreement, and property DPE.

What is the maximum debt ratio accepted by banks?

Since January 2022, French banks cannot grant loans where the debt ratio exceeds 35% (including insurance), as per HCSF guidelines. Some exceptions exist for first-time buyers.

How to calculate the remaining income (reste à vivre)?

The remaining income is calculated as: total monthly income minus all expenses (loan payments, rent, childcare, alimony). Banks generally require a minimum of €700/adult and €300/child.

Does a co-borrower improve your chances?

Yes, significantly. A co-borrower increases total income, reduces the debt ratio, and provides an additional guarantee for the bank. It's one of the most effective ways to strengthen your application.

What is the usury rate and why does it matter?

The usury rate is the maximum legal interest rate (TAEG) that banks can charge. Published quarterly by the Banque de France, it includes the nominal rate, insurance, and fees. If your TAEG exceeds the usury rate, the loan is legally void.

What is a good solvency score for a bank file?

A score above 70/100 is considered good. It takes into account employment stability, debt ratio, remaining income, personal contribution, savings management, and the presence of a co-borrower. A score above 85 is excellent.
